The short answer
Type in your own legal fees, costs and VAT for a purchase, a sale, a sale and purchase together, or a remortgage. The builder shows the quote a lead could receive: an email, a text message and a brochure outline. It also ticks off the price items the SRA Transparency Rules ask for. It sends nothing and costs nothing.
Build your quote
Fill in the boxes for your firm. The quote below changes as you type. Nothing you type leaves this page unless you use the email form further down.
This builder needs JavaScript. Turn it on and reload the page, or read the checklist guide linked below. It works the same for any firm.

Price items checklist
Rule 1.5 of the SRA Transparency Rules lists the price and service information firms publish.[1] A tick means the preview above shows the item. A box is for items you add yourself.
- The total cost, or an average or range.
- Likely disbursements and their cost.
- Whether VAT applies and how much.[1]
- The likely timescale.[2]
Your website also needs complaints information and your SRA number and badge. Our SRA price and complaints checklist covers all of it.

What a lead should get in a quote
A lead who asks for a quote wants three things: the full price, what is in it, and what happens next. The preview puts all three in the email and shortens the same facts for a text message.
- The legal fee for the price band, the leasehold extra if there is one, and any reduction for acting on both a sale and a purchase.
- Each disbursement, with the VAT shown on its own lines.
- A typical timescale, and a brochure that explains the stages.
VAT shows separately because the SRA Transparency Rules ask firms to say whether fees or disbursements attract VAT and how much.[1] The builder uses 20%, the standard rate.[3] The rules also ask for the key stages and likely timescales for each stage.[2] This builder takes one overall timescale, so write the stage-by-stage version yourself.
How do you read the quote the builder shows?
Read it from the top: the line-by-line quote first, then the email and text a lead would get, then the brochure outline. The price items checklist at the end shows which SRA items the preview already covers.
- Fee linesLegal fee for the price band, and the leasehold extra
- VAT on legal feesVAT on legal fees (20%)
- DisbursementsSearch fees and identity check
- VAT on costsVAT on costs that carry VAT (20%)
- TotalTotal including VAT
What does each fee line mean?
Most lines are clear from the figure: the fee, the disbursements, the VAT on each and the total. Two need a note.
| Line | What it means |
|---|---|
| 2. VAT on legal fees | VAT is optional in the builder. If the firm charges it, the builder adds it at 20%, the standard rate on GOV.UK.[3] If not, the quote says VAT is not charged. |
| Not in the builder | Government charges such as Stamp Duty Land Tax and HM Land Registry fees. GOV.UK explains each one, and a full quote adds them. |
What a quote form should ask is in our guide to a conveyancing quote calculator on your website.
What we build around a quote like this
This builder is a simplified preview with three price bands. A quote usually has sections for government charges such as Stamp Duty Land Tax and HM Land Registry fees, then legal fees, then disbursements, then the firm's own fees. The builder covers the last three. If you show government charges in your quotes, add them as a cost line.
The builder quotes four kinds of matter: purchase, sale, sale and purchase, and remortgage. It does not model buy-to-let, transfer of equity or no sale no fee quotes, so build those by hand if your firm offers them.
What a quote system adds
For UK conveyancing firms we build the full system:
- A landing page that collects enquiries.
- A CRM that lets the firm amend and resend each quote.
- A six-month email follow-up for leads from the firm's own quote page who do not instruct, because many people compare quotes or wait on a property chain.
- Compare My Move leads get the first quote only.
At one firm we work with, the quote and a personalised email went out in a median of 6 seconds (904 quotes, 2 September to 26 October 2026). A text message and a branded PDF brochure followed. Results vary by firm, area and market.
Our conveyancing quote software page explains the whole system. The conveyancing lead generation case study shows one firm's result. Conveyancing lead nurture emails covers the follow-up. If you are choosing where quotes and leads should live, start with the conveyancing CRM guide. All of it sits under our marketing for conveyancing firms.
Book an intro callQuestions about the builder
Does the builder send my fees anywhere?
No. Everything you type stays in your browser. Nothing is sent unless you use the email form under the builder. If you do, we receive your name, firm and email, and the fees and costs you entered, so we can reply.
Are the example numbers real fees?
No. The example button fills in round numbers to show how the quote is put together. They are not market rates and not a suggestion of what to charge.
Does the quote have to match my website price page?
It should say the same thing. The SRA Transparency Rules ask firms to publish price and service information on their website, so a quote that differs from the page invites questions. Check your final wording with your COLP.
Why does VAT show on separate lines?
The SRA Transparency Rules ask firms to say whether fees or disbursements attract VAT and, if so, how much. The builder works out VAT at 20%, the standard rate, on your legal fee and on each cost you mark as carrying VAT.
Can it quote a property above £1,000,000?
No. The builder has three price bands, up to £1,000,000, to keep the preview simple. Above that, quote the lead by hand.
